Top tips to preparing the Property

In order for your property to be ready for photographs being taken it must be prepared for my arrival. The photographs are the first impression of your property and you need to portray a "lifestyle" to potential purchasers that your home is somewhere they wish to live. I cannot stress enough about tidying and cleaning.

External:
  • Move all vehicles away from the building.
  • Get the windows cleaned and possibly sofits and guttering  (first apperances are everything)
  • Hide away items such as washing lines, bins and toys
  • Tidy the garden, cut grass, weed the drive, path and borders
  • If you have garden furniture and a parasol, or permanent hot tub/pool and the weather is nice, then please set it up.
  • Clear the driveway of cars, and other items. It shows how spacious it is and looks attractive.

Internal:
  • Ensure that all bulbs in all light fittings are working.
  • Make sure all windows and surfaces are clean and polished
  • Clear clutter from all work surfaces, shelves, tables and beds
  • Remove tea towels, washing liquid and other items from sink drainer
  • Make all beds, even if a bedroom is not in use.
  • Tidy study/office. Pop paperwork etc in box and hide it away.
  • Remove clothes and towels from the back of doors
  • If you have dozons of coats and shoes on racks please try to hide them away.
  • Hide and tidy cables
  • Hide pet beds, bowls and litter trays
  • Remove fridge magnets and calanders
  • Ensure that work surfaces in the kitchen are tidy and clear
  • Vases of flowers and bowls of fruit makes a nice lifestyle photo
  • Remove all shampoo, shower gels, medicines and toothbrushes etc from bathrooms and put out your best hand towels
  • Should you have photos that you don't want in photos, if possible put them away.
I suggest walking around your home with a box or large bag for life to collect items to be put away. Be ruthless!
